How to read the market
Buyers market or sellers market? Five signals that matter to a seller
Inventory
Inventory is how many homes are for sale compared with how many buyers are shopping. More homes for sale gives buyers more choice and more leverage. Fewer homes gives sellers more leverage.
Days on market
Days on market shows how quickly homes sell. A short stretch suggests strong demand. A long stretch suggests buyers are cautious or prices are high.
Price per square foot
Price per square foot lets you compare homes of different sizes. Use it within a neighborhood. Across areas it can mislead because lots, age and location differ.
Mortgage rates
Rates change what buyers can afford each month. Rising rates tend to cool demand and falling rates tend to revive it, but the effect varies by price range.
Seasonality
Activity tends to follow the calendar, with spring often busier. Local conditions can override that pattern. Our best-time guide covers it in more detail.
Regional differences
Why one headline does not fit every county
Coastal counties
Los Angeles, Orange County and San Diego include high-demand coastal areas, where supply is often limited.
Inland counties
Riverside and San Bernardino counties have more new construction and a wider mix of price points. Commute patterns often shape demand.

How to tell whether it is a buyers or sellers market
A buyers market means supply is high relative to demand, so buyers have leverage. A sellers market is the reverse. It is not the same across Southern California, and it can differ between price tiers in the same city.
Look at months of supply, days on market, how often listings cut price, and how closely homes sell to their list price. A market tilts toward buyers when supply grows, homes sit longer and price cuts become common. Published forecasts, including those for 2027, are estimates, not promises, so treat them with caution. Questions
Southern California housing market: common questions
How do I know whether it is a good time to sell?
Look at your own neighborhood's inventory and days on market, and compare it with your goals and timing. A valuation shows where your home stands.
Does a cooling market mean I should wait?
Not necessarily. Waiting has costs too. A specialist can help you compare selling now with selling later.
Why do two sources report different market figures?
Sources define areas, property types and time periods differently. Always check what a number covers.
Where can I find figures for my street?
Request a free valuation. It uses recent comparable sales near your home.
What could your home sell for in today's market?
