Discount broker vs. specialist team
Flat Fee MLS Listing or Specialist Team? Discount Broker Compared
A discount real estate broker competes on price and a specialist listing team competes on process. Neither is right for everyone. Here is how the two models differ and how to decide which fits your home.

In short
• A discount broker lowers what you pay up front, usually by limiting services.
• A specialist team puts dedicated people on pricing, marketing, showings and negotiation.
• The right choice depends on your home, your timeline and how much of the work you want to handle.

The real question
Lower fee is not the same as higher net
Your proceeds depend on the price your home sells for, how long it takes, and what you pay to sell it. A lower fee helps only the last of those three. If limited service leads to weaker pricing or thinner marketing, the saving can disappear into a lower sale price.
The reverse can also be true. For a home that will sell quickly almost regardless of who lists it, a lower fee may leave you with more. That is why the comparison should be made on your home, with real figures.
Questions to ask
Ask any brokerage these questions
Who exactly does each task?
Pricing, photos, showings, negotiation and escrow follow-up. Get names or roles.
What is included, and what costs extra?
Ask for the full list of services and any add-on charges, in writing.
How is my price set?
Ask to see the comparable sales and the reasoning behind the number.
Who negotiates my offers?
Find out whether it is the same person who listed your home, and how available they are.
What a flat fee MLS listing is
A flat fee MLS listing puts your home on the multiple listing service for a set fee instead of a percentage commission. It usually includes the MLS entry and syndication to major sites. It often does not include pricing advice, showings, negotiation, or help with disclosures and escrow, and buyer agent compensation is typically separate. Packages vary, so read what is included.
It can fit a seller who has time, knows the market and is comfortable handling buyers and paperwork. It fits less well when pricing is difficult or you want negotiation done for you. Ask any provider to list what is included and what costs extra.
Questions
Discount broker vs. specialist team: common questions
Is a discount broker a bad choice?
No. For the right home and a seller willing to handle some tasks, it can be a good fit. The risk is paying less for service you later need.
Why use a specialist team instead of one agent?
One person is rarely best at pricing, marketing, showing and negotiating. A team assigns a specialist to each. Our team page describes the four roles.
Will you match a discount broker's fee?
Our fees are shown in writing with your valuation, and you decide whether the service is worth it. We do not make promises about fees on this page.
How do I compare real numbers?
Request written proposals and compare price recommendations, services, fees and estimated net side by side. A free SellForMor valuation gives you ours.
