Home Sale Proceeds Calculator: Seller Net Proceeds
Your sale price is not what you take home. This home sale calculator shows how a seller net sheet works, which line items to expect in California, and how to estimate your proceeds before you list.

In short
• Net proceeds are the sale price minus your loan payoff, selling costs and any prorations or credits.
• Rates and fees vary by county, contract and lender, so confirm every figure with your title or escrow company.
• A free valuation from SellForMor includes an estimated net for your actual home.
How it is calculated
How a home sale proceeds calculator works
A net proceeds estimate, also called a seller net sheet, starts with the price a buyer agrees to pay and subtracts everything that comes out of the sale at closing. What is left is your estimated pre-tax cash from the sale.
The formula is simple. The accuracy depends on the inputs. Your loan payoff comes from your lender, your closing costs depend on your contract and county, and the final numbers are set by your escrow company at closing. Treat any calculator as an estimate and refresh it when you receive offers.
Line items
What sellers should expect to see on a net sheet
Not every line applies to every sale. These are the categories to ask about.
Loan payoff
The balance on your mortgage and any other liens, including interest to the payoff date. Your lender issues the exact figure.
Agent compensation
What you pay for representation, set in your listing agreement and negotiated before you sign. Ask for it in writing.
Title and escrow charges
Fees for the title insurance policy, escrow services and related items. Who pays which charge depends on local custom and your contract.
Transfer taxes
State and local taxes charged when ownership transfers. Some cities and counties add their own, so confirm yours.
Prorations and credits
Property taxes and other items split between you and the buyer by closing date, plus any repair credits you agree to.
Repairs and preparation
Costs you choose to take on before listing, such as cleaning, minor repairs or staging. These come out of your pocket, not escrow.
Worked example
A hypothetical example with round numbers
The figures below are an illustration only. They are round numbers chosen to show the arithmetic. They are not rates, quotes or an estimate for any home, and your own numbers will differ.
Hypothetical sale, step by step
• Sale price: $1,000,000
• Less mortgage payoff: $400,000
• Less combined agent compensation, title, escrow, transfer taxes and other closing costs: $70,000
• Less prorated taxes and credits: $10,000
• Estimated net proceeds before income tax: $520,000
The arithmetic is the point. Each line comes out in order, and the number at the bottom is what you could expect to receive, before any income tax you may owe on the gain.
Income tax is separate from closing costs and depends on your situation, including how long you owned the home and how you used it. Talk to a CPA or tax attorney. We do not give tax advice.

Getting more from a home sale proceeds calculator
A home sale proceeds calculator is only as good as its inputs. Start with a realistic sale price range rather than one number, then enter your actual loan payoff, not the original loan amount. Run the calculator at a low, middle and high price so you can see how much of each added dollar you keep.
The result is an estimate. Commission, title and escrow charges, transfer taxes, prorations and credits vary by home and by negotiation. For a figure you can plan around, ask for a written net sheet from your title or escrow company, and talk to a CPA about tax. Our free valuation gives you a price range to run through the calculator.
Questions
Net proceeds: common questions
How accurate is a net proceeds calculator?
It is as accurate as the numbers you enter. Your lender provides the payoff, and your escrow company issues the final settlement statement. Use a calculator to plan, not to commit.
Do I owe tax on the sale?
Possibly. It depends on your gain, how long you lived in the home and other facts. Confirm with a CPA or tax attorney before you decide.
Can selling costs be negotiated?
Some can. Agent compensation is set in your listing agreement, and some closing costs are negotiated between buyer and seller. Ask for every fee in writing before you sign.
What if I still owe on my mortgage?
Your loan is paid from the sale proceeds at closing, and you receive what remains. Our guide to selling with a mortgage explains the process.
