In short

Countywide numbers describe a county, not your street. Your price depends on recent sales of homes like yours, nearby, in similar condition.

•  Inventory tells you how much competition you face.

•  Days on market tells you how fast well-priced homes move.

•  Price per square foot compares homes of different sizes, with limits.

•  Mortgage rates shape what buyers can afford.

•  Seasonality affects timing, but a well-priced home sells in any season.

How to read the market

The five signals that matter to a seller, plus the San Diego property tax rate

Inventory

Inventory is the number of homes for sale relative to the number of buyers. When few comparable homes are listed, buyers have fewer choices and your home stands out. When many are listed, price and presentation decide which home gets the showing.

Days on market

Days on market shows how long homes take to find a buyer. Short stretches usually mean demand is outrunning supply. Long stretches mean buyers are choosing carefully and pushing back on price. Your own home's first two weeks on the market matter most, because that is when interest is highest.

Price per square foot

Price per square foot lets you compare homes of different sizes. It is a rough tool. Lot size, view, renovation level, floor plan and distance from the coast can move the number a lot, so two homes on the same street can differ meaningfully. Use it as a starting point, then adjust for the features that buyers actually pay for.

Mortgage rates

Rates set the monthly payment a buyer can afford, which sets the price they can pay. When rates rise, some buyers step back or look at smaller homes. When rates ease, more buyers return. You cannot control rates, but you can price and present your home for the buyers who are active today.

Seasonality

Spring has traditionally brought more buyers and more listings in San Diego County, and mild weather means the market never fully stops. Moving timelines, school calendars and military orders also shape demand. A home priced correctly and marketed well can sell in any month.

County sub-markets

San Diego housing market: several markets, not one

The same signal can mean different things in different parts of the county. We look at your sub-market first.

Coastal North County

Carlsbad and Oceanside draw lifestyle and second-home buyers. Beach proximity, lagoon and golf settings, and walkability influence value. Read the signals against nearby coastal sales.

Inland North County

Escondido offers a broader mix of home types and price points, from older neighborhoods to newer developments. Lot size and condition matter heavily.

South Bay

Chula Vista has large suburban communities and newer master-planned areas. Buyers often weigh space, commute and access to downtown San Diego.

Condos and townhomes

HOA dues, rules and building condition shape the buyer pool and the financing available. Compare these homes to other condos, not to single-family sales.

Understanding the San Diego property tax rate

In California, property tax is generally a percentage of a home's assessed value, plus local voter-approved charges that vary by address. The result is that two homes in San Diego County can carry different tax bills even at similar prices. We do not quote a rate here because it changes and depends on the property.

To confirm the current San Diego property tax rate for your home, check your latest tax bill or the county assessor and treasurer-tax collector. Your title or escrow company can also confirm the figures. For a buyer, taxes are part of the monthly payment alongside the mortgage and insurance, so a lower tax estimate can support what they can offer. Ask your CPA about tax questions specific to your sale.

Questions

San Diego housing market: common questions

Is now a good time to sell in San Diego?

It depends on your goals, your home and your sub-market. A free valuation shows how similar homes near you are performing and gives you a realistic plan and timeline.

How do I find out what my home is worth?

Request a free valuation. We compare your home to recent nearby sales and adjust for condition, features and location. Online estimates are a starting point, not a substitute.

How does the property tax rate affect my sale?

Property taxes are a cost for the buyer's monthly budget and a factor in what they can pay. Rates and assessments change, so confirm your specifics with the county assessor, your title company or a tax professional.

Does a falling or rising market change how I price?

Yes. In a rising market, recent sales may trail current demand. In a softening market, overpricing costs you time and leverage. We price against the most recent comparable sales.

Should I wait for spring?

Not necessarily. Spring brings more buyers and more competing listings. A well-presented, correctly priced home can do well in any season.
