Can You Sell A House With A Mortgage: listing agent explaining a home selling plan to homeowners

In short

•  Most California homeowners sell with a mortgage in place. Escrow pays off the loan from the sale proceeds.

•  You receive what remains after the payoff, selling costs and prorations.

•  If the sale price may not cover the loan, talk to your lender before you list.

Can you sell a house with a mortgage: how the payoff works

You do not need to pay off your mortgage before you sell. When you accept an offer, the escrow company requests a payoff statement from your lender. At closing, escrow uses the buyer's funds to pay the lender in full, releases the lien, and sends you the remainder.

Because interest accrues daily, the payoff amount depends on the closing date. Ask your lender for an estimate early, and review the statement escrow receives.

Check your loan terms

Read your loan documents for any prepayment penalty. Most modern home loans do not carry one, but some do. Also check for a second loan or a HELOC, which must be paid at closing too. Your title company will find every recorded lien, and it is better to know about them before you set your price.

Assumable and special loans

Some government-backed loans may be assumable by a qualified buyer, which can be an advantage if your rate is low. Assumption rules are technical and lender-controlled. Ask your servicer whether it is possible for your loan, and treat it as a possible marketing point rather than a plan.

What you walk away with

Your proceeds equal the sale price, minus the loan payoff, agent compensation, closing costs, prorated taxes and any credits or repairs. See our guide to seller closing costs in California for each item. The seller net proceeds calculator gives you a first pass.

If your equity is thin, selling costs can absorb most of it. Run the numbers at the low end of your price range, not only at the high end.

When the price may not cover the loan

If the likely sale price is below your payoff, you would need to bring money to closing or request lender approval for a short sale. A short sale requires lender consent, takes longer and has consequences for your credit and possibly your taxes. Do not assume it. Speak with your lender first, and consider advice from an attorney or a HUD-approved housing counselor.

Planning around your next move

If you are buying your next home, the timing of your sale and your purchase determines how much financing and carrying cost you face. Options include selling first and renting, a sale with a post-closing occupancy period, a contingent purchase offer, or bridge financing. See our guide to buying before you sell.

Tell your listing team about your timeline at the start. A good pricing and negotiating plan accounts for it, since it affects which offers are worth accepting.

Can you sell a house with a mortgage if you owe more than it is worth

Yes, you can sell a house with a mortgage. The loan is paid from the sale proceeds at closing through escrow, and you receive what is left. If the sale price does not cover the payoff and costs, you would need to bring cash or ask your lender about other options.

That is why the order matters: confirm your payoff, get a price range, then compare the net at each price. If you may owe more than the home will sell for, speak with your lender before you list. A free valuation is the first step.

Questions

Selling with a mortgage: common questions

Do I tell my lender I am selling?

You request a payoff statement, and escrow handles the rest. Continue making payments until the sale closes.

Can I sell if I owe more than the home is worth?

Possibly, with the lender's consent or with funds at closing. It requires planning and advice before you list.

Does my rate transfer to the buyer?

Usually not. Most loans are paid off at closing. Some government-backed loans can be assumed, subject to lender approval.

How long does the payoff take?

Escrow handles it at closing, and funds are generally released after the sale records.
